A property transaction is only as secure as the title, the contract and the structure behind it.

We check all three before our clients commit.

Real estate lawyers in Cyprus

We act for buyers, sellers, developers and investors on residential, commercial and development property in Cyprus. Our work covers the transaction itself and the questions around it: how the property is held, how it is financed and taxed, and what happens if a counterparty does not perform.

How we help

  • Purchase and sale of residential and commercial property, including title and encumbrance checks
  • Off-plan purchases and contracts with developers, including deposit of the contract at the Land Registry
  • Development projects, land acquisition, joint development agreements and planning matters
  • Property holding and investment structures, including real estate funds and SPVs
  • VAT and transfer fees on acquisition and development
  • Acquisition permits for non-EU buyers, leases and property disputes

We regularly advise and assist on the following:

Selected experience

  • Advised ultra-high-net-worth individuals on real estate investments and developments in Cyprus exceeding €100 million in aggregate
  • Supported an investment group on substantial real estate ventures in Limassol
  • Advised buyers on the acquisition of hospitality assets, including hotels in the Greek islands and Athens

Common questions

Can a non-EU citizen buy property in Cyprus?
Yes, but non-EU buyers generally need a permit from the Council of Ministers, applied for through the District Office, and are usually limited in the number of properties they can acquire. EU citizens do not need a permit to buy property in Cyprus.

Why deposit the sale contract at the Land Registry?
Depositing the contract of sale at the Land Registry protects the buyer against later sale or encumbrance of the property by the seller, and allows the buyer to seek specific performance if the seller fails to transfer title. It should be done within the statutory time limit after signing.
